As of June 3, 2019, there are 19 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,650,000 for a detached home on Nanton Avenue (0 days on the market) to $21,500,000 for a detached home on Roxborough Drive (41 days on the market).
Last month, 13 homes sold in Rosedale, including 11 detached and two semi-detached homes. The average time to sell a home was 14 days. One home on Highland Avenue sold one day after it was listed, while the longest lasted 51 days. This doesn't include the seven homes that have been listed for more than 30 days or the 11 homes that were listed in the month of May and are not selling at their current listed prices.
Five homes sold at or above their listed price. Last month’s most valuable home sale was a detached 9-bedroom, 7-bathroom home on a 232.89 x 199.72-foot lot with a circular drive and garage on Glen Road. It sold for $10,400,000, or 96% of the original listing price. It was followed by a home on Pine Hill Road which sold for $5,672,000 or 96% of the asking price.
Entry into the Rosedale market now requires buyers to spend $2,200,000 for a semi-detached home and at least $3,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
