As of February 1, 2021, there are 7 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,799,000 for a semi-detached home on Glen Road (just listed) to $10,580,000 for a detached home on the same street (4 days on the market).
Last month, six homes sold in Rosedale including four detached and two semi-detached homes. The average time to sell a home was 19 days. The home on Edgewood Crescent sold two days after it was listed while the other home lasted 46 days on the market. This doesn't include the three homes that have been listed for more than 30 days or the other three homes that were listed in the month of January and have yet to sell for its current list price.
Two of the homes sold at or above their listed price. Last month’s most valuable home sale was a detached 6-bedroom, 8-bathroom home on a 50 x 121-foot lot with a mutual drive and garage on Highland Avenue. It sold for $6,450,000, or 94% of the original listing price. This was followed by another detached home on Crescent Road which sold for $4,105,000 which was 103% of the initial listing price.
Entry into the Rosedale market now requires buyers to spend at least $3,800,000 for a detached home and at least $2,800,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
