Rosedale Home Sales Statistics for February 2019 | Jethro Seymour, Top Toronto Real Estate Broker

As of March 4, 2019, there are 10 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $3,555,000 for a detached home on Hawthorn Avenue (13 days on the market) to $18,000,000
for a detached home on Rosedale Road (46 days on the market).

Last month, three homes sold in Rosedale, including one detached and two semi-detached homes. The average time to sell a home was eight days. One home on Edgewood Crescent sold four days after it was listed, while the longest lasted 12 days. This doesn't include the four homes that have been listed for more than 30 days or the six homes that were listed in the month of February and are not selling at their current listed prices. Two homes sold at or above their listed price. Last month’s most valuable home sale was a detached 3-bedroom, 4-bathroom home on a 36' x 171' lot with a private drive on Castle Frank Road. It sold for $2,901,800, or 110% of the original listing price. It was followed by a home on Glen Road which sold for $2,120,000 or 94% of the asking price.

Entry into the Rosedale market now requires buyers to spend $2,200,000 for a semi-detached home and at least $2,900,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as a main driver of competitive bidding.

Consider me your Rosedale neighbourhood real estate expert and resource. When it is time to move, I am here to help with insightful strategies, expert negotiation skills and results-focused marketing plans.
