As of February 1, 2021, there are two homes available in the Moore Park area, ranging in price from $5,295,000 for a detached home on Inglewood Drive (4 days on the market) to $5,750,000 for another detached home on Rosedale Heights Drive (12 days on the market). Both homes were listed in the month of January and have yet to sell at their current listed price.
Last month, two homes sold in Moore Park, both were detached homes and sold three days after they were listed. Both homes also sold at or above its listed price last month. January’s most valuable home sale was a 5-bedroom, 4-bathroom on a 39.99 x 95.75-foot lot with a mutual drive and garage on Clifton Road. It sold for $2,695,000, which was 100% of the original listing price. The other home on Rose Park Drive sold for $2,628,173 or 105% of the asking price.
Entry into the Moore Park market now requires buyers to spend at least $2,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
