As of November 2 2020, there are 27 homes available in the Lawrence Park area, ranging in price from $1,998,000 for a detached home on Mount Pleasant Road (40 days on the market) to $10,000,000 for another detached home on Daneswood Road (28 days on the market).

Last month,  eight homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 10 days. The home on St Leonard's Avenue sold two days after it was listed, while the longest remained on the market for 21 days. This doesn't include the 11 homes that have been listed for more than 30 days or the 17 homes that were listed in the month of October and are not selling at their current listed prices. 

Four of the eight homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 7-bathroom home on a 50 x 164-foot lot with a private drive and garage on Cheltenham  Avenue. It sold for $7,100,000, which was 102% of the original listing price. It was followed by a detached home on Strathgowan Crescent which sold for $5,125,000 or 93% of the asking price. 

Entry into the Lawrence Park market now requires buyers to spend and at least $1,800,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
