As of  July 2,  2021, there are 13 homes available in the Lawrence Park area, ranging in price from $2,646,000 for a semi-detached home on Lawrence Avenue East (151 days on the market) to $14,995,000 for a detached home on Glengowan Road (45 days on the market).

Last month, 10 homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 11 days. The home on Blythwood Road sold on the day it was listed, while the longest remained on the market for 30 days. This doesn't include the eight homes that have been listed for more than 30 days and the five homes that were listed in the month of  June and have yet to sell for its current list price. 

Six of the 10 homes sold at or above their initial asking prices. The highest selling Lawrence Park transaction of the month featured a detached 4-bedroom, 7-bathroom home on a 50 x 160-foot lot with a private drive and garage on Dawlish Avenue. It sold for $6,800,000 which was 97% of the asking price. This was followed by another detached home on the same street which sold for $5,600,000 which was 97% of the initial listing price. 

Entry into the Lawrence Park market now requires buyers to spend and at least  $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
