Thirteen houses got new owners in Davisville Village last month, including five detached homes, six semi-detached, one attached, and a triplex. We saw the same number of home sales generated in October 2018. The average value of the October 2019 transactions was $1,748,000, marking a 3.6% increase from last year’s October mean of $1,687,462. However, the average value of detached homes dropped last month, generating average sale prices of $2,028,600 for a 10.7% decrease over last years October average of $2,727,400.
As of November 5, 2019, 111 homes have sold in Davisville Village so far this year. This marks a 16.8% increase compared to year-to-date sales figures through October 2018, which saw 95 completed transactions. Fifty-two detached homes have found new owners so far this year, with average sale prices of $1,837,723. This is a 1.6% increase over the 2018 year-to-date mean of $1,808,345. Semi-detached home transactions increased by 29.3% compared to last year, rising from 41 sales to 53. The average value of Davisville Village semi-detached homes also increased by 9.3% compared to the year-to-date mean through October 2018, rising from $1,244,471 to $1,359,680.
Davisville Village October home values up by 3.6% over last year!
As of November 5th, 2019, there are 15 homes on the market in the Davisville Village area. These homes range in price from $998,000 for a semi-detached home on Martin Road (6 days on the market) to $3,195,000 for a detached home on Belsize Drive (8 days on the market).
Last month, the average Davisville home sold after 14 days on the market. A Hillsdale Avenue East home sold two days after it was listed, while the longest remained on the market for 61 days. This doesn’t include the five homes that had been listed for more than 30 days or the eight homes that were listed in the month of October and are not selling at their current prices.
Four of the October 2019 home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 29.08’ x 150’ lot with a private drive on Banff Road. It sold for $3,070,000 which was 97% of the asking price. It was followed by a home on Merton Sreet which sold for $2,320,000 which again was 97% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,000,000 for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
