Last month, 10 houses got new owners in Davisville Village, including six detached, three semi-detached, and one attached home. This marks a 66.7% increase compared to the six homes sold from the same month of last year. The average value of the August 2020 transactions was $1,673,038, marking a 2.3% decrease from last year’s August mean of $1,712,833.
For the first eight months of 2020, 78 homes have sold in Davisville Village. This marks a 7.1% drop compared to year-to-date sales figures through August 2019, which saw 84 completed transactions. Thirty-eight detached homes have found new owners so far this year, with average sale prices of $2,020,339. This is a 7.5% increase over the 2019 year-to-date mean of $1,878,964. The average value of semi-detached homes also increased by 15.1% compared to the year-to-date mean through August 2019, rising from $1,327,167 to $1,527,863.
Home values up by 8.2% over last year in Davisville Village!
As of September 1, 2020, there are 14 homes on the market in the Davisville Village area. These homes range in price from $1,049,000 for a semi-detached home on Hillsdale Avenue East (6 days on the market) to $2,948,000 for a detached home on Belsize Drive (43 days on the market).
Last month, the average Davisville home sold after 14 days on the market. A Manor Road East home sold on the day it was listed, while the longest remained on the market for 45 days. This doesn’t include the five homes that have been listed for more than 30 days or the eight homes that were listed in the month of August and are not selling at their current prices.
Six of the 10 August home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 123-foot lot with a front yard drive on Manor Road East. It sold for $2,715,000 which was 101% of the asking price. It was followed by a detached home on Soudan Avenue which sold for $2,300,000 which was 96% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,100,000 for a semi-detached home and at least $1,400,000 for a detached home.
