As of May 4, 2020, there are four homes available in the Chaplin Estates area, ranging in price from $1,898,000 for a detached home on Braemar Avenue (13 days on the market) to $3,998,000 for another detached home on Warren Road (98 days on the market).
One home sold in Chaplin Estates last month. It was a detached 4-bedroom, 4-bathroom home on a 37.99 x 100-foot lot, with a private drive and garage on Warren Road. It was on the market for four days and sold for $2,750,000 which was 104% of the initial asking price. This doesn’t include the three homes that have been listed for more than 30 days or the single home that was listed in the month of April and has yet to sell at its current price.
Entry into the Chaplin Estates market now requires buyers to spend at least $1,900,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
